Our Approach

We start by finding out what the roof actually needs. Every leak call includes a look in the attic as well as on the roof, so the water is traced to where it gets in before anything is priced. You hear whether a repair will hold before replacement is ever mentioned. When a new roof is the right answer, the written scope lists tear-off, decking, underlayment, flashing, ventilation and gutters as separate lines, so you can compare it fairly against any other quote.

On a replacement, the parts that usually get cut are the ones we refuse to cut. Step, counter and chimney flashing are replaced rather than reused, and attic ventilation is checked every time, because a roof that cannot breathe ages from underneath. Damaged decking found under the old roof is photographed and shown to you before it is replaced, at a per-sheet price already written into the contract.

Some jobs need more groundwork. In townhouse, condominium and 55+ communities, we check the association’s documents to confirm who holds the roof before writing an estimate. Roofs under solar panels are scheduled with the panel removal and reinstall planned in, and on bayfront houses in Laurence Harbor, staging and fastening are planned for the wind off Raritan Bay. After a storm, we photograph and write up the damage for your own claim and will meet the adjuster on site when asked.

Our contracts follow New Jersey’s home improvement rules, including the three-day cancellation notice. Each work day ends with the driveway, yard and gutters cleaned and a magnet sweep for nails. Sellers can get a written roof condition report to hand to a buyer’s inspector.
